Architects plans and structural engineering

In order to maximise space and design we employ a structural engineer who will draw your plans to make sure you get the best layouts and best layouts possible.  We will maximise headroom and space to create best designs for your loft conversion. The structural engineer will work out the exact structure required the structural engineer will visit if required. Three dimensional designs are available if required.

Floor construction

The existing floor structure in your loft is not suitable as a floor structure for the loft conversion. We will build a new suspended floor built from the supporting walls. This will eliminate noise, and vibration between the floors thus allowing a good build as the weight is placed on existing ceiling.

Walls and roof construction

The existing rafters are re-supported, a steel ridge beam is fitted if required. The dormer is constructed in wood frame or brickwork if required

The external structure is ply lined, covered in breathable membrane, lathed and then tiled, cheeks may also be constructed in brickwork, internally after insulation the structure is plaster boarded and then double skimmed

Flatroof construction

The flatroof is plylined and then we cover in GRP fibreglass system which is guaranteed for 25 years. The final topcoat is grey in colour.

We use different types of insulation in the floor, walls, ceilings and internal walls. The insulation has the following properties-  fire retardant, sound proofing, heat retention and reflection, water vapour barrier
a 50mm gap for air circulation to allow the insulation works effectively and prevent condensation is provided where required.

Stairs

The stairs are ordered and made bespoke for your loft conversion by a leading stair manufacturer. If required we can match your existing stairs to make them look like they were original to your home. Stair construction is solid pine treads and ply risers.

Plumbing and heating

If there are tanks in your loft we can remove these and either supply fit and commission a new boiler or an unvented cylinder.
We can supply and fit the whole ensuite and refurbish your existing bathroom too if required. Low water pressure issues can be dealt with. Radiators are fitted according to btu requirements with thermostatic valves.

Electrical specification

We only employ NICEIC certified electricians who will provide you with an electrical certificate. All of your system will be tested and we can fit a new consumer unit if required.

Fire regulations

As you will be adding another storey to your home there will be some building regulation requirements to adhere to. Changing your existing doors is not always required and our consultant can advise.

Windows and rooflights

We only fit Velux branded rooflights and the dormer windows can be UPVC, wood or aluminium. we also fit Anderson branded wooden windows, which are a world class leading window manufacturer.
